Sold Stuff: William Randolph Hearst’s Magnificent Penthouse Finally Sells

William Randolph Hearst’s Clarendon penthouse may be but a fraction of the size it once was, but the Upper West Side apartment still covers a bonkers 17,000 square feet of indoor and outdoor space. So of course the pad, on the market since March 2014, has won an appropriately large ask. Despite getting a $ 14 million pricechop in early April, the historic penthouse has gone into contract for $ 24 million and constitutes the city’s most expensive sale of last week, according to the Olshan Report.

Publishing magnate William Randolph Hearst bought the entirety of the co-op building at 137 Riverside Drive in 1913 and assembled a grand penthouse inclusive of a 100-foot-long tapestry hall that featured, as per a former listing, “suits of armor, stained glass windows and art taken from European palaces.” Although Hearst’s grand penthouse was divided into smaller units once the depression hit and he foreclosed on the building, the penthouse that remains today still covers 7,000 interior square feet split between 17 rooms and 10,000 square feet of terraces.

The seller is extolled art and furniture collector Benedict Silverman, who showed the folks at Architectural Digest around the pad over a decade ago.

Sold Stuff: Historic Georgica House Cherridune Finally Finds a New Owner

Lucky thing Cherridune just went into contract because we’re out of space on its picture for more pricechops. The house hit the market just about a year ago and suffered a whole lot of price chops along the way. The sellers have lost money, given that the last ask is now quite a bit less than what they paid for the place ($ 8.5M) back in October 2007. Ouch.

Why did it take so long to sell? Commenters back in August said the lot was weird, and maybe that’s the problem. “House is fine. Lot not so good. On a hill and not much useable yard. I think that’s why it’s not selling. The comp is two doors down on Apaquogue that sold for $ 7mm with 2 acres. Up on a hill, but has a much larger useable lot.”

Cherridune was built in 1901 for Mrs. A.E. Newman by Frank E. Grimshaw, Jr., and retains loads of its original charm. The main house is 7400sf with six bedrooms, two of which have their own sleeping porches. There is also a three-bedroom guest house, originally built for Mrs. Newman’s chauffeur. The basement contains a heated two car garage, an exercise room, powder room, sauna, laundry, changing room, and access to the rear patio with gunite pool. The property isn’t large, at one acre, but the address, of course, is excellent. Congrats to the new owners.

Sold Stuff: Relatives Buy Top 6 Floors of UES Condo Building for $59M

An unidentified buyer and his unidentified relative have purchased the five condominium units that make up the top five floors of Upper East Side building The Charles, with the intention of creating two enormous penthouses. One buyer paid $ 37.94 million for the 29th, 30th, 31st, and 32nd floors, while the other paid $ 20.695 million for the 27th and 28th. “The penthouse was supposed to be the top two floors,” the CEO of developer Bluerock Real Estate told the Journal, “but the buyers said that’s not enough space.” The buyers sound very chill. The five units represent 18.5 percent of the overall units in the building.

Sold Stuff: Chelsea’s Infamous All-Black Condo Finds a Buyer at $4.5M

There’s something to be said about super-personalized apartments, which is usually that they don’t sell. But that’s no longer the case for Chelsea’s infamous all-black lacquered loft at 213 West 23rd Street. The astute folks over at StreetEasy noticed that the Shanghai bar-inspired abode of ex-advertising exec Cindy Gallop has entered contract for $ 4.5 million. The 3,750-square-foot three-bedroom loft came on the market for $ 6 million in 2013, and has in the meantime gone off, come back on, and gotten virtually staged in all white. “I’m a huge believer in reinventing yourself at regular points throughout your life,” Gallop told Curbed in a 2013 house tour, “To reinvent and recreate an environment equally enjoyable in a very different way wherever I go on to live next.”

If Gallop’s apartment looks familiar, that may be because its made a few TV and video cameos. It posed as a club in Notorious B.I.G.’s video for “Nasty Girl” and also made an appearance as a pimp’s house on Law and Order SVU.

Sold Stuff: Composer Gets $18M for Gutted Greenwich Village Townhouse

Composer Jonathan Sheffer, founder of the Eos Orchestra in New York City and musical conductor on several films, has sold his Greenwich Village townhouse for $ 18.1 million, the Journal reports. Sheffer bought the house in 1993 and listed it last year for $ 19 million. The house is currently gutted with plans in place for a complete renovation, which will cost the buyers an additional $ 7 to $ 10 million. the house is nonetheless impressive—it was built in the 1830s and has three parlor rooms, each with high ceilings and wood-burning fireplaces.

Sold Stuff: Weird and Wonderful Mural House Sold, Condos to Come

A nice little house in Bushwick with a lovely, unique mural on its facade has sold, and it looks like it’s about to be razed, to be replaced with condos. The house, located at 104 Central Avenue (and once featured on our Brooklyn Townhouse Roundup) closed last week for $ 1.285 million. Now, Williamsburg-based developer Domes Properties has filed plans to build a four-story building with eight apartments, Brownstoner reports.

The house’s former owner, Jeremy Sapienza, has—along with his partner, Luis Velazquez—are also planning to close their two restaurants that they own in the neighborhood.

“We’re closing because I haven’t made a dime in two years, Bushwick is a nightmare on earth full of obnoxious yuppie brats, and I’m tired. Maybe that’s not a nice angle, haha,” Sapienza told Brownstoner. Jeez.

Sold Stuff: Law & Order’s Christopher Meloni Finally Sells Midtown Pad

Law & Order: SVU alumni Christopher Meloni, better known in these parts as Detective Elliot Stabler, has finally unloaded his Park Imperial pad after three years of trying. Meloni listed the 4BR/4BA apartment with Central Park views (along with a Porsche) for $ 12 million in 2012, before chopping its ask down to $ 9.95 million and later, when it failed to sell, $ 8.95 million—the ask that it’s now in contract at, as reported by the Daily News. Meloni purchased the condo for $ 5.45 million in 2005, a time he recalled to the Wall Street Journal as his “made it” moment, although we’d argue that that came a year earlier.

Commercial Real Estate: These Are the Most Expensive Buildings Sold in 2015 (So Far)

Residential real estate in New York City can seem overwhelming these days, what with apartments selling for $ 30 million, and houses renting for upwards of $ 18,000 per month. But get into the world of commercial real estate, and that’s when things become truly over-the-top: Just last month, 11 Madison Avenue sold for $ 2.6 billion to SL Green Realty, making it the biggest single-building transaction ever in New York’s history. The Real Deal recently rounded up even more of the city’s biggest deals into one short video, which you can see above.

Rounding out the top five: The Helmsley Building, which went for $ 1.2 billion; The Crown Building at 730 Fifth Avenue, sold for $ 1.77 billion; The Waldorf Astoria Hotel, which sold for $ 1.95 billion; and 1095 Sixth Avenue, which netted $ 2.2 billion.

When the Bride of Wildenstein house—as we dubbed it; its strange façade reminded us of the over-surgeried Jocelyn Wildenstein—debuted on the market around Memorial Day, we figured it would take a long time to find a buyer. Well, who’s laughing now? The property recently clicked into contract. Last asking price for the 4500sf house with one acre of bayfront land was $ 10M.

This house on Georgica Close Road came on the market in June; we thought the two-acre property, last ask $ 9.95M, represented good value, so it’s not surprising it sold quickly. The house is a spacious 10,000sf and although in a traditional style, very pretty and ripe for an update. Of course there’s a gunite pool and poolhouse.

11 Halsey Farm Drive, Southampton, took a while to sell, probably because of interior photos which we described as astonishingly dull when the property hit the market last December. We’re still scratching our head over that zebra skin wall hanging. Last asking price for the 6400sf seven bedroom house on 1.84 acres of land was $ 8.75M.

Sold Stuff: Stone Street Buys Three Rental Buildings Near Union Square

Jeff Kaye of Stone Street Properties had quite a busy week, as The Real Deal reported. On Thursday, the developer closed on two rental buildings in Gramercy210 and 220 East 22nd Street—for $ 123 million, and on Friday, he followed up with the purchase of another nearby rental building at 16 East 18th Street, just off Union Square for $ 22 million.

The properties at 22nd Street were sold by Broad Street Development and Crow Holdings, holding 208 units spread across 120,000 square feet. According to StreetEasy, rents at the two buildings average $ 3,450/month. Although the buildings were marketed as potential condo conversions, a source close to the transaction indicated that Stone Street would keep the building rental.

The property on 18th Street is about 19,000 square feet, with eight residential units and commercial space. Ariel Associates sold the building to Stone Street, who will refurbish the building to create “full-floor, loft-style rentals.”

Back in March, Stone Street sold a 16-building portfolio to Jared Kushner for $ 132 million, as well as five connected buildings in Soho to Galil Management.

SOLD! Former Warhol Montauk Estate is in Contract

Eothen, best known as the place where Andy Warhol entertained Mick Jagger, Jackie O, Liz Taylor, Halston and many others back in the 1970s, is in contract. The New York Post reports that billionaire art collector Adam Lindemann is the buyer. Lindemann told Page Six: “I knew Andy in the early 1980s as a very young man, and I’m a collector of his work . . . I’m very lucky to have this opportunity to live out this dream. It’s a work of art.” This is good news for people hoping the estate would be kept intact, not torn down and McMansioned.

What’s not known is the sales price. The current owner, J. Crew CEO Mickey Drexler, was asking $ 85M for the spread, which included 24 acres of horse pasture. Lindemann is not interested in the horse farm; all he is buying are the 5.7 acres that Warhol and co-owner Paul Morrissey had, which includes a number of vintage houses that have been restored by Mr. Drexler.

Warhol and Morrissey bought the property for $ 225,000 in 1972. Morrissey put the spread up for sale back in 2001 for $ 50M; it finally traded for $ 27M in 2007 to Drexler. Originally the compound was put together as a fishing camp back in the 1930s by the Church family which makes Arm & Hammer baking soda. We’ll be interested to see the actual sales price.

The oft-traded Rothschild Mansion on the Upper East Side is changing hands once again. The six-story home sold last week for the third time since 2012, trading for $ 33 million.

Neither buyer nor seller were disclosed, with the buyer an LLC affiliated with an offshore holding company, according to property records filed with the city Wednesday.

Sotheby’s International Realty’s Serena Boardman listed the eight-bedroom Rothschild Mansion, located at 41 East 70th Street between Madison and Park avenues, for $ 40 million last year before dropping the asking price to $ 35 million earlier this year. (more…)

So confusing

Periodically we take a look at the cheapest house in the Hamptons for sale. At the end of March, 26 Herne Place in Southampton was the listing, asking $ 360K. There is a 948 square foot house with two bedrooms and one bath and a tiny plot of land (0.09 of an acre) with a shed on it; the plus side is that the property is close to the bay.

Despite looking like Grandma last decorated when Nixon was president, the house sold fast, closing at $ 340K. Congrats to the new owners, and please get rid of those ceilings.

At the other end of the price spectrum was this fairly new build (2013) on Meadowlark Lane in Bridgehampton, which we posted about at the end of February. Despite the 80s feel to the house, and the frankly bizarre decoration, and the high price of $ 12.15M, the property is inexplicably in contract already. Color us shocked.

Commenters hated the place: “So glad you picked this listing so I could just scream: ‘WHYYYYYYYYYYYYYYYYYYY???!!!!!'” and “This is really cold and soul-less. Hate it all. The railings really are the worst part.” Well, guess there’s a lid for every pot. We don’t even think someone’s buying it for the land, as cheaper options are available. 128 Surfside is closer to the ocean, a bigger plot, and $ 3.5M less.

Finally, a “lavish” Sagaponack property, 231 Hedges Lane, has been swiftly pricechopped $ 2M.

Why lavish? Features like a paneled billiard room, elevator, screen porch with grilling station, two TVs in the pool house along with folding glass walls, and our favorite, radiant cooling under the poolside stone patio. Homebuyers who hate hot feet, here’s a deal for you.

“A true resort inspired home, built for those who can settle for nothing but the best.” Boy, that sounds like a terrible burden. Lucky thing the new owners of this spread happen to have the $ 40M it cost to buy!

So what did they get for their 40 large? Seven acres of land (it is possible that quite a lot of it is ag reserve—we’re not sure.) Access to Sagg Pond, right past that nice Mr. Waters’ house.

And of course, a massive 14,181 square foot home designed by Blaze Makoid and built by J Bialsky. There are eight bedrooms and 9.5 baths in all. Of course, what you want to know is if you’ll feel cut off from the outside once you’re inside. Not to worry! “Open concept living space brings the outdoors in”! Also, an outdoor kitchen brings the indoors out!

OK, this all sounds great, but what about room for what’s most important in life, drinking wine? Not to worry! “The stone wrapped entryway that leads into a double height living room featuring walls of glass and stone is flanked by the architectural staircase and glass wrapped wine room.” Right when you enter, bam, wine! But what if we have a lot of wine? “The lower level will be the ultimate space for relaxation and entertainment. Enjoy the 400 SF +/- wine cellar/tasting room….” Yes!

Of course there’s a massive pool with spa and a tennis court, and lovely landscaping by Ed Hollander. A steel wristwatch just shattered the record for the most expensive watch ever sold

As the Swiss watch industry continues to flag, the vintage market just gets hotter and hotter.

The latest example: a 1943 Patek Philippe ref. 1518 perpetual calendar chronograph that just sold for $ 11 million at a Phillips auction in Geneva on Saturday.

No diamonds or precious metals here — just one of the greatest examples of watchmaking in an extremely rare model.

The steel-cased watch is one of only four known to exist in the world, and it sold for more than three times its $ 3 million hidden auction estimate. The winner was an unnamed private collector.

How can such an anti-bling watch be worth so much? Credit a combination of rarity, originality, and condition, says Aurel Bacs, head of watch auction expertise firm Bacs & Russo, which has partnered with Phillips. This model also has the distinction of being the first perpetual calendar chronograph ever made, according to Forbes. The watch’s calendar will never need to be adjusted, as it even accounts for leap years.

It’s enough to knock out the previous most expensive wristwatch in the world, another steel-cased Patek that sold for a notable $ 7 million a year ago.
