Shake it off

This diminutive (1200 square feet) cottage was featured during Curbed’s Micro Week back in September. We thought it was darling, with its climbing roses, lawn, and a pergola by the entrance. Yes, yes, the interiors needed updating, but there’s a fireplace, two bedrooms, 1.5 baths, and an eat-in kitchen squeezed in. Outside, there’s a handy shed and 0.21 of an acre of land. Asking price was a non-tiny $ 2.4M because of the location, on a corner in Georgica.

Commenters were not sold on the place. “That’s a lot of moolah for a tear down on a tiny lot on a very exposed corner on Georgica Road.” “Why would you even bother showing the woebegone interior? Even on this less than perfect Georgica corner, this house is coming down, maybe not at this price, but coming down nonetheless.” “Would need to come down below $ 2m to make it worthwhile….you could build a modest new home with a small backyard/pool that could make sense. Love the location, even with the corner lot and stop sign.” “They wouldn’t have gotten this price in 2014 or 2015 so definitely not now. $ 1.5M should be doable.”

Nope. The place sold lightning fast for $ 2.2M. Don’t stop believin’, cute little Georgica cottage, even if you are probably getting torn down.

Potpourri of news

Some bits and pieces of Hamptons real estate news that probably don’t warrant an entire post: first up, the north Water Mill home of former Blue Star Jets owner Ricky Sitomer and his ex wife (who had a very notorious and contentious divorce) was foreclosed upon a couple weeks ago. According to an observer, the foreclosure was “quite a spectacle. The former owners showed up to the sale (ex wife with video camera).” The property is being represented by John Brady of Nest Seekers, and, according to our source, will be sold to the highest bidder ASAP. The lien was $ 2.6M, but we don’t believe the property is worth even that much. The house is dated and hideous, so needs tearing down. There’s 4.6 acres with a pool, tennis court, and distant ocean views, but a neighboring property is 7 acres, cleared, and asking $ 1.295M.

The beautiful Conway/Seafield estate in Westhampton Beach, for sale for eight years (!), finally closed. Enzo Morabito of Elliman and Marcia Altman of Brown Harris Stevens sold the large estate at 66 Seafield Lane. The property once asked a staggering $ 39M, but sold for $ 16.75M.

And finally, according to Property Shark, Sagaponack 11962 is still the most expensive ZIP code in the US. YES! EAT IT, number 2 Atherton, California! The usual suspects round out the top ten: New York 10013 (including Tribeca and SoHo), Miami Beach, Santa Monica, New York 10007 (lower Manhattan), Beverly Hills, and so on.

Taco ’bout an expensive snack! Taco just sold for $27K

Last night in Cabo San Lucas, Mexico, a guy bought a taco and a shot of tequila. Unusually though, the pairing cost him $ 27,960. And for Cinco de Mayo, you can too.

The single taco — created by chef Juan Licerio at Cabo’s luxe Grand Velas resort  — included a gold-infused corn tortilla filled with Kobe beef, langoustine, the most expensive caviar in the world, and a black-truffle Brie cheese. An “exotic” salsa created from chiles, ultra-premium tequila, and kopi luwak, a rare coffee “made from partially digested cherries that are gathered from the excrement of the civet, a wild cat found throughout Asia.”

The extra-aged tequila was no less lavish, poured from a $ 3.5 million “Ley Diamante” bottle which took 10 months to craft and is encrusted with 4,100 diamonds.

Though, much like the $ 10,000 burger that sold in Dubai in March, the proceeds went to charity.

The funds will go to the Los Cabos Children’s Foundation, and will be used for the non-profit’s programs of oncology, cardiology and pediatric intensive care.

Amagansett location of Mary’s Marvelous has sold

“I am deeply grateful for your business and support” – Mary Schoenlein

In December, news broke that the Amagansett location of Mary’s Marvelous was closing. Earlier this week, Mary Schoenlein announced that the eatery’s Main Street site has officially sold.

In a Facebook post, Schoenlein wrote:

“I would like to thank all of my loyal fans and patrons of the Mary’s Marvelous Amagansett store. It has been my pleasure to serve you for the past 15 years and I am deeply grateful for your business and your support.

“I love the community and the town of Amagansett, so it is with sadness and regret that I say goodbye. We will continue to do business at our 107 Newtown Lane, East Hampton location. I, and my staff, look forward to serving you there. Thank you again, for your tremendous loyalty, friendship, and following. I look forward to seeing you in East Hampton.”

Organic Krush, a cold-pressed juice and food eatery, will be taking the 207 Main Street address.

The commercial listing was sold under agent Lori Macgarva of Douglas Elliman for $ 575,000. It is 1,100-square feet and has exterior storage space as well as the kitchen and existing equipment inside. There’s patio space outside—perfect for sidewalk seating.

The bizarre and controversial ‘Flintstones House’ sold for $2.8M

In May, after several years on the market, a unique house situated in the affluent town of Hillsborough, California, finally found a buyer.

We now know, thanks to Curbed SF, exactly how much the new owner ended up paying for it: $ 2.8 million.

Known by Bay Area locals as the “Flintstones House” for its kooky attributes, the house was originally listed for $ 4.2 million in 2015. It underwent several price chops and was most recently listed for $ 3.19 million.

Many neighbors call the home an eyesore, especially after it was painted orange and purple, according to Business Insider. But others in this wealthy suburb of San Francisco consider it a landmark that’s beloved for its quirkiness.

Not a bad deal

UPDATES: Due to a problem with the internet server, this home was showing as listed for sale. However, it was sold in May of 2017. The article has been updated with the most recent information as of Friday, July 7 at 11:00 a.m.

A bayfront Sag Harbor compound was on the market, featuring two beach cottages for sale at $ 1.25 million under listing agent Edward Haugevik of Brown Harris Stevens. Between the two cottages, there are five bedrooms, three bathrooms, and 1,744-square-feet.

The home sold in May of 2017 for $ 1.1 million.

The first cottage has three bedrooms, while the other cottage has two bedrooms, a wraparound deck, and direct water views from the living room. The cottage with water views seems to be more recently updated.

A breakfast nook in the water view cottage sits off the living room, near the door that leads out to the waterfront deck. Hardwood floors and white walls can be found throughout the space, as well as a stone fireplace.

For $ 1.25 million, two cottages—one with direct water views and both on a waterfront property—isn’t too bad a deal. The downside is that because it’s a bulkheaded bayfront, the new owner won’t be able to just walk right outside with a seamless transition to a sandy beach (well, rocks—it’s the bay) and water.

Another disadvantage is that the second cottage looks like it needs to be updated, so some money is going to be poured into that.

But seriously—two cottages and water views? That price isn’t too bad. What do you think: Is this a steal or what?

Dick Hyman’s Sag Harbor waterfront home has sold

It was on the market for about six months

In February earlier this year, composer Dick Hyman’s previous waterfront Sag Harbor home at 21 Peconic Avenue went up for sale for $ 5,249,000. Earlier this week, the home sold for $ 4.5 million under listing agent Enzo Morabito of Douglas Elliman Real Estate.

The 3,3249-square-foot home only saw one price cut in its six months on the market. In March, the home was asking $ 4,999,999.

There are three bedrooms and three and a half bathrooms in the home, as well as a sunroom, solid cherry bookcases in the library, a chef’s kitchen with granite countertops, a water view balcony off the master suite, mahogany porches, a bayside gazebo, detached two-car garage, and room for a pool.

Richard “Dick” Hyman composed the music for two Woody Allen films over the course of his career, as well as having had music featured in Two Weeks Notice.

The oceanfront home that Hillary and Bill Clinton rented in 2011 and 2012 has sold for $ 29 million under listing agent Rebekah Baker of Sotheby’s International Realty, reports the Wall Street Journal.

Since December of 2015, the home has been in contract—meaning that the contract was signed nearly two years ago, after having come on the market just five months earlier in July for $ 32.5 million. It had previously been listed for sale in 2008 for $ 31 million, but was soon after taken off the market.

The $ 29 million purchase price marks the highest 2017 sale in East Hampton to date.

Property developer Elie Hirschfeld, son of late real estate developer Abe Hirschfeld, purchased the home in 1996 for $ 3.2 million and made renovations to the home in 2002. The kitchen was renovated in in 2015.

Situated directly on Georgica Beach and located close to Lily Pond, the 10,000-square-foot home has eight bedrooms, nine full bathrooms, and two half-bathrooms on 1.02 acres with about 200 feet of direct ocean frontage.

Built in 1920 by John Custis Lawrence, the home features ocean views from almost every room, two powder rooms, a sun room, a library, a gourmet kitchen, six fireplaces, a heated gunite pool, and a private path to the beach.

The four-acre land has a grass tennis court, but is otherwise empty

The four-acre parcel of bifurcated land that was a part of Lasata—Jackie Kennedy’s childhood Hamptons summer home—has sold for its most recent asking price of $ 11.25 million, reports the New York Post. The main house is still under contract with a different buyer, but has not closed yet.

It went up for sale back in September of 2016, at which point it was being offered both together and separately from the main estate. By October of last year, the four-acre parcel went into contract.

Located at 40 Middle Lane in East Hampton (while the main house is located on Further Lane), the parcel that has sold includes a grass tennis court, but is otherwise empty and can accommodate a structure up to 10,000 square feet in size. The property was listed under Douglas Elliman agents Carol Nobbs and Eileen O’Neill, Susan Breitenbach of Corcoran Group Real Estate, and Peter Turino at Brown Harris Stevens.

Janna Bullock—a New York City socialite who is known for flipping mansions—may have just sold her Southampton estate at 210 Meadow Lane earlier this month for $ 29.9 million. She purchased the Norman Jaffe-designed home back in 2005 for $ 14.8 million.

According to Out East, the property is showing as sold, but agents have declined to comment.

The 8,500-square-foot estate was listed back in 2012 for $ 29.95 million, at which time we weren’t so sure that it would sell for close to the full asking price.

On over three acres of oceanfront land, the 1986 home has six bedrooms, six bathrooms, water views, a second-floor master suite, and an eat-in kitchen. Outside, there’s a gunite pool and spa, and an all-weather tennis court.

It was previously available for rent; in 2012 it was asking $ 600,000 for Memorial Day to Labor Day.

When Curbed featured the home in the past, commenters pointed out that the home is “right next door to one of the town’s largest public beaches,” and mentioned that nearby homeowners frequently walk their dogs in the area.

Unfortunately, the home is directly next to Cooper’s Beach—you can see the hedged property bordering the parking lot from aerial shots. So it’s not the most private of oceanfront properties, but the tennis court and hedging provides a bit of a buffer between the home and the parking lot.

An incredible Robert A.M. Stern in Georgica just sold for around $9M

Standing a massive 11,800 square feet on 2.3 acres of land in the esteemed Georgica section of East Hampton, this post modern-style home—designed by notable architect Robert A.M. Stern in 1990—has just sold to a German real estate investor.

Douglas Elliman’s Brian Hagadorn brought the buyer, though the estate was represented by Corcoran Group’s real estate agent, Susan Breitenbach.

The home originally listed for sale back in 2015 for $ 12.25 million, and it stuck with that listing price for about a year. It then cut its asking price down to $ 9,995,000 after relisting with Corcoran, before bringing the price down another year later to $ 8,995,000.

While the final sales price has not yet been revealed, Curbed was informed that it sold close to the most recent asking price.

Inside, there are nine bedrooms, seven full bathrooms, three half bathrooms, an eat-in kitchen, and private guest quarters, as well as a finished lower level with a wine cellar, gym, media room, and billiards room. Outside, there’s a heated gunite pool, a pool house, an outdoor shower, and a variance for tennis.
